You get the protection and the benefit of reduced insurance premiums, and your home will always be more valuable to a buyer when the roof is an expense they don't have to take on. 

A new roof also enables the buyer to obtain proper insurance, which in Palm Beach can make or break a deal.

Not every home improvement is created equal, especially when you're going through the selling process. It depends on what kind of market we're in. 

Is it a buyer market, a seller market, or a neutral market? Even within the same community, are there three or four homes similar to yours with inventory ticking up, or are you the only home on the market where buyers will have to compete? A new roof makes you stand out. It attracts higher offers and better terms. But that same investment might not be necessary if you're in a position where buyers are already competing for your home.
